Your borrowing limit in the UAE is generally calculated as up to seven times your annual salary, though this can vary by bank and your financial profile. Existing loans, credit cards, and other liabilities will impact the total amount you’re eligible to borrow. Mortgage rates in the UAE differ widely between banks and are influenced by whether you're salaried or self-employed. Non-residents can also obtain financing, typically up to 60% loan-to-value (LTV), with rates starting around 3.89% for a 3-year fixed term. The minimum deposit required varies: 20% for expat first-time buyers, 15% for UAE nationals, 40% for expat second-time buyers, and 35% for UAE nationals purchasing again. Pre-approval timelines vary by bank, but initial feedback is usually given within two working days. Final pre-approval typically takes between 5–7 working days after all documentation and queries are addressed.
